At the Morris House Hotel in Philadelphia, we offer variety of different type of rooms/suites.

Luxury Room (Queen Size bed, based on two people occupancy) - starts from $179.00 per night + tax.

Mini Suite (Queen Size bed, based on two people occupancy) -
starts from $199.00 per night + tax.

Extended Luxury Suite (Queen Size bed, based on two people occupancy) - starts from $249.00 per night + tax.

Presidential Loft Suite (King Size bed, based on two people occupancy)- starts from $309.00 for a midweek and $349.00 for a weekend + tax.

TAX:
A 15.2% tax added to all room rates.

DOUBLE OCCUPANCY:
All rates are based on two people occupancy. We are able to accommodate an additional person in only one of our large extended suite on a queen size pull out couch. There is an extra charge per night in the amount of $20.00 for a child between 6 - 12 years old and $30.00 for a person 12 years old and older.

DEPOSIT/SECURE RESERVATION:
In order to check in, all reservations must be guaranteed with a valid credit card . We accept cash, Traveler Checks, Master Card, Visa, American Express. Please be advised that a $200 refundable deposit is required upon check-in, if paying by cash.

CANCELLATION POLICY - WEEKENDS and HOLIDAYS:
Due to our size we must require 7 days notice for all cancellations prior to check in date. Cancellation Fee is equal to one night stay will be charged for all late cancellations.

CANCELLATION POLICY - MIDWEEK
(SUNDAY - THURSDAY):
As of October 1, 2009 the Morris House Hotel midweek cancellation policy will be changed. The new cancellation policy requires potential guest to give us cancellation notice 48 hours prior to check in date. Cancellation Fee is equal to one night stay will be charged for all late cancellations.

DEPOSIT CHARGE:
A deposit charge will be equal to 50% or one night stay, which ever is greater will be charged to your credit card at the time of your reservation.

CHECK IN/ CHECK OUT POLICY:
The check in time is not before 3:00 p.m. every day. The checkout time is promptly 11:00 a.m. so we may adequately prepare our rooms for our next guests. We will try to accommodate special requests for early check in or late checkout.

Fifteen unique deluxe rooms are all equipped with private bathrooms with a shower and/or bath, air conditioning, phones, high quality 600 count cotton sheets, Egyptian cotton towels, bathrobes, 24/7 front desk service, hair dryers, AM/FM clock radio,TV and smoke alarms, and turn down service with Godiva chocolates. Irons and ironing boards are available upon request, and all windows open for fresh air.
All rooms will have bottled water, Godiva demitasse chocolate squares, and a fresh flower to welcome you.

Our guests can enjoy the most spectacular GARDEN view in the city from many of our rooms. Most rooms have beautiful hard wood floors, and two luxury suites are available with private sitting rooms as well.

If you are traveling with your laptop, complimentary wireless high-speed internet access is available. Please ask for a security code upon your arrival. We also have a computer workstation within our offices on the first floor for those who can not travel with their laptop.

We offer an extended continental breakfast each morning from 7:00a.m. - 10:00a.m. Our continental breakfast consists of a variety of fresh fruits, granola, and a delicious assortment of locally baked breads and pastries.

AFTERNOON TEA:
An afternoon tea along with daily homemade gourmet cookies, seven days per week in our DINING ROOM with original fireplaces.

AN IMPORTANT NOTE:
Please note that the Morris House is a historic landmark. To preserve and maintain its historic significance no elevator is present and no pets of any kind are allowed. Our guests can be accommodated either on second or third floor. Children are welcome with a parent or guardian. The entire building is non-smoking.

PARKING:
There is convenient parking across the street from the hotel. The garage entrance is on 8th street, between Walnut and Locust Streets. The fee for 24 hours is $25.00.
