We are honored that you have considered staying with us at The Morris House Hotel.  To reserve your stay, a deposit of 50% of the total cost of the reservation  your (including applicable taxes) is required to secure your reservation at the Morris House Hotel, Philadelphia's finest boutique destination.   To do so, this amount will be charged to the specified credit card with the balance due upon arrival.

Please note: In the case of a 1 (ONE) night stay reservation, we require 100% of the amount of the room (including applicable taxes) as the deposit. 

Visa, MasterCard, American Express, Discover, are accepted.  Rates are subject to applicable taxes and can change without notice. All rates are based on double occupancy.

Because we are a small family-run business, we request cancellations at least 72 Hours (3 Days) prior to check-in date.  Cancellations received at least 72 Hours (3 Days) prior to check-in date, will be eligible for a full refund.

No-Shows or any reservation cancellation received  less than 72 Hours (3 Days) prior to the check-in date, will result in the loss of the deposit. 

Check-in time is from 3:00 PM to 10:00  PM. Please call us at 215-922-2446 if you have a late night arrival.

Check-out time is by 11:00 AM.

There is a convenient parking garage located directly across the street from the hotel. The garage entrance is on 8th street, between Walnut and Locust Streets. The fee for 24 hours is $42.00.

For this parking garage only, the Morris House Hotel will validate your parking ticket for a 15% discount. Please make sure you bring the ticket to the front desk at time of check-in.

The hotel’s main entrance is located off of St James Street, a half block south of Walnut Street on the left-hand side. You are more than welcome to pull in through our front gates to unload your luggage and check-in. Our concierge will happily assist you with your bags.

We are more than happy to tag and keep

your luggage in a secure area.

We have no age limit for our guests staying at The Morris House and encourage families to discover our beautiful city, as long as an adult over 21 is also checking in.

Please note:  There are no cribs available at the hotel. 

Rooms are based on double occupancy. For guests bringing a 3rd person, there is a $25 additional occupant charge per person/per day.

Cots are available for $25.00 per night for select rooms.

Due to the design of the Wedding Suite (Room 103) that has a steep spiral staircase to a loft, and an outdoor balcony, you must be 16 or older with a parent to reside in this suite.

We are able to accommodate additional persons in our Large Extended Suites, which are rooms 101, 102, 403 and 503. They include a queen size bed in the bedroom and a queen size pull out bed in the living room.

Smoking is strictly prohibited anywhere on the Morris House Hotel property.

Unfortunately, we are unable to accommodate pets at the Morris House Hotel.

We serve tea and cookies from 3 p.m every day.

Our guest office area is located in the room next to the front desk with access to a desktop computer with internet access as well as a printer.

Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address.
